Project background
Farmleigh Estate beside the Phoenix Park in North Dublin, was developed back in 2007 by Menolly Homes on a 25 acre estate. Menolly acquired the land from the Guinness family in 2001 and built 257 apartments in a seven block scheme.
Challenges
The residents, developer and architects were looking for a solution for their cavi-ty wall issues. They were keen to improve the cavity wall insulation to bring the buildings up to current building regulation standards, while also addressing airtightness and existing problems with some moisture ingress around balconies and parapets. The challenge was made all the more difficult by the fact that every block of apartments was occupied by the home owner and access to the internal part of the building was not possible. Scaffolding the entire seven buildings was considered but ultimately it was decided against because of the homeowners comforts and the costs.
The solution
The architects Henry J Lyons and Newline Developments turned to WALLTITE® CV100 slow rise cavity foam injection to meet the challenging demands of this difficult brief. The existing cavity wall construction consisted of standard external brick with 100mm cavity, which was partially filled with rigid PIR board and standard 100mm internal block wall with an internal render finish. A continuous seamless WALLTITE® CV100 layer with a thermal conductivity of 0.026W/m²K, ensured significantly lower U-values, an airtight envelope and a material that was impermeable to moisture. Cavity wall injection at Farmleigh was carried out by Ecospec Insulation, who had the difficult task of completing the project from a hydraulic crane. Continuous testing and site inspections were carried out by all concerned. WALLTITE® CV100 is agreement certified for all exposure zones and installed by BASF FoamMasters.
